1. Do I Need An Agent To Buy A Home?
A: Yes you do! Think about it, if you're the listing agent and representing the seller, would you negotiate with a buyer that "walked in" off the street? Would you tell him that your clients' home is over priced? Would you even budge on the asking price?
Clearly, if a seller is going to have a professional working hard on their side, then you can't go wrong having a buyers' agent work hard to get the the best price, terms, and least amount of inconvenience for you and your family.
Besides, my buyer services are completely FREE! Why wouldn't you use a professional whose services do not cost you a thing?
2: What Does A Buyers' Agent Do?
A: A buyers' agent finds you homes that match your style, size, price, and location. They get you inside ALL of the homes that interest you and your family. They negotiate the best possible price for your new home. They manage the transaction, make sure everything goes smooth from contract to close.
3: How Much Does A Buyers' Agent Cost?
A: We have heard of agents charging buyers a hourly fee and/or retainer fee. The Keller Williams Partners Buyers Team will never, ever charge you to use our services. We charge sellers. We collect our commission from the seller for the transaction.
4: Do I Need to Talk to a Lender First?
A: Yes! But please use a reputable firm that has been recommended to you by a family member or friend that has used them in the past. If you do not have a firm in mind, call Mike. He can give you the names and contact information for several firms with proven track records. It is always best to use a local lender who is familiar with local customs and has expertise in the Colorado Springs Real Estate Market.
5: Do I Find the Home I Want and Then Call Mike?
A: No, it is best if you make an appointment with Mike first. He will find out what your wants and needs are, then search for the homes that fit your criteria, then narrow the search even more to insure that you see the best of the best. Mike will set up the appointments to privately view the homes, and drive you to each home.
6: When I Find the Home I Want, How do I Know the True Condition?
A: When we find the home you want, we place an offer to purchase. After the offer is accepted, you will hire a professional home inspector who will give you a full report of all the issues with the home. If there is too much wrong with the home, we cancel the contract and look for another one. |
